Buffing is usually the last step in the rehab process. However, it can be a quick fix for simply maintaining your floors. Buffing won’t remove any deep scratches or dents, but will reduce the visibility of small imperfections. It is a good solution just before a big event like a wedding or anniversary, or prior to listing your home for sale.
After the room is cleared of all furniture, area rugs or wall items that could be inadvertently damaged, our team will remove any slats that are damaged and replace them with new pieces. Then we begin sanding, paying special attention to the areas along the edges and near the walls that may have been overlooked during the initial installation.
Next we focus on any deep scratches or grooves. We can also scrape the corners so that the entire floor is more level and will present as a more refined piece. After that we proceed with any staining that may be necessary to either match the current wood or to change it to a color you would prefer. The final step is buffing. This will remove any dullness and bring out the distinguishing features like the grain, and whorls.

There are a number of choices for a final finish to your floors.
Oil-based polyurethane is the best choice for very high traffic areas like commercial and office buildings or sports floors. It will take at least 8-hours drying time between coats and several coats are usually suggested. Most companies recommend that the building or home be vacant during these applications due to the extreme odor and side effects from the solvents that are released. It is extremely durable.
Water-based polyurethane dries quicker than the oil base, but it requires more coats for the same protection. It is more expensive but won’t yellow as badly.
Moisture-cured polyurethane works by absorbing moisture from the surrounding air. This is highly toxic and applicators are required to use respirators and have extremely good ventilation through the room or building. In the long run, it will resist water more than the other finishes, but it is pretty pricy.
Penetrating oil is pretty much what it sounds like. Natural oils are applied to fill all the pores in the wood. It takes about a day or two between coats, but has a mild odor and low toxicity. It is frequently used in vintage homes.
Many homes have prefinished wood floors and their owners wonder if they can be rehabbed. Prefinished wood is no different from unfinished wood. It simply has a factory-applied coating. It is solid wood and has the same composition, thickness, and characteristics of untreated wood that was coated after it was installed in the house. Prefinished wood can be sanded and refinished, but the sanding usually takes a bit longer.
Prefinished wood is often confused with engineered wood flooring. Engineered wood is a thin layer of hardwood affixed to a plywood base. It is not as durable as solid wood flooring (prefinished or unfinished) but is easy to install and usually quite a bit less expensive. Engineered wood floors do not handle sanding very well since the finished portion is so thin and refinishing is generally not recommended.
